Preston in Surrey - a story of regeneration with the community at the heart

"The aim is to go beyond just individual homes and buildings, it’s about working with residents and local partners, to create the homes and neighbourhoods they want and need."

2024 marks the next stage in a story of regeneration with the community at the heart of it. The Preston area is a large housing project in Surrey. It's surrounded by some of the wealthiest communities in the country but residents say the surrounding affluence can feel a long way off. The age of the homes means they may no longer meet the needs of residents, coupled with their concern over a lack of local services and limited community facilities.

We'll be following Raven Housing Trust as it begins the journey.

2004

Preston Estate Masterplan produced by Reigate & Banstead, including extensive public input.

2011

Draft Planning Framework approved for public consultation which takes place through to January 2012.

2013/2014

Council commits to Preston Regeneration Joint Statement of Intent, with further engagement on estate improvements and new housing.

2015

New community leisure centre opens.

2021

Completion of 229 homes for sale and affordable housing on the former De Burgh School playing fields.

2024

Strategic brief created by Raven and initial consultation begins.

2025

Concept design and consultation by Raven.

2025/2026

Planning process, technical design and tender.

2027-2033

Delivery of phase one new homes and regeneration.
