What we did

Taking on a former school site considered commercially undevelopable and requiring major engineering and remediation, Accord pioneered a new approach to OSM. The result is 120 new, low carbon homes built to very high standardised, run and managed by local people.

How we did it

Having struggled to find a genuinely collaborative and learning OSM partner, Beechdale presented Accord with the opportunity to properly pilot its in-house, unique fully integrated team approach to offsite delivery.

In doing this, Accord were able to move away from a transactional process to a partnership approach in which the needs and requirements of external customers, stakeholders and ultimately end users were fully understood from the outset.

Working in partnership with Walsall Council and the HCA, Accord managed the design, manufacture and build of these innovative new homes to completion. The efficient design was based around ‘factory friendly’ house types and utilised Accord’s own off site manufacturing facility, LoCal Homes. This innovative approach gave them the ability to drive up design quality and control cost and time.

The impact we’ve had

  • 96 new, quality contemporary low-carbon timber houses and 24 LoCal apartments with zero defects
  • Homes with residents’ health and well-being in mind, with very low running costs and superb sound insulation
  • Homes let at affordable rents to people from Walsall Council's waiting list and managed as a tenant management organisation, offering families the chance to create and shape their own community
  • A new model for OSM
